There are a plethora of budget quality garden studios available on the market. Often pre fabricated or made off site and shipped in and constructed in a little as a day. These products tend to be referred to as ‘posh sheds’ and while they are no doubt perfect for some people, they are a world away from the higher quality garden building that a bespoke provider will look to create.
Usually sold online these more budget products often rely on computer visuals of the finished product rather than photography as the latter are often not as strong when compared to the bespoke options.

£12,000-£25,000
A lot of companies will offer a high quality product but with a set amount of options. Perhaps a range of sizes and some set door and window options. These are often pre made in part off site and installed in a week or so. They offer quality but less customisation or on site adaption. Sometimes they can be more expensive than the bespoke range due to overheads in the production and transportation. These builds are often national companies the cover larger areas.
Bespoke garden rooms
£14,000 – £75,000
The bespoke garden room will always offer the best return of investment. Usually made by local companies these spaces are more crafted, take slightly longer to create and offer unlimited flexibility in design and style. More often than not they can also be adapted as the build takes place.
Built to a very high standard and using the same materials as home extension or loft conversions. These studios will feature thicker walls, better insulation and full electrical packages and connections. Foundations should be top end ground screws or re-enforced concrete.
A product in this range should last a life time and feature high quality upvc or aluminium doors and windows and higher end cladding like Thermowood or cedar.
Full habitable annex build costs
£40,000 – £100,000
The top end of the market would be Fully habitable annex garden rooms.
Annex builds are one of the biggest new trends in the industry. Assisted living, air b and b or just some extra space for a growing family. Any habitable garden room or annex will always need to have building control applied. This means all insulation, structural integrity and safety measures are met. As a result these are the more expensive garden studios.
Thicker timbers and denser insulation is usually needed. The drawings and specifications required will be more in depth and the spaces will almost definitely have a bathroom and kitchen area to consider.
Additional costs would be for a structural package, a planning application and building control sign off.
